I would say welding. I know everyone says manufacturing is down, but I don’t see it that way.. If everyone thinks manufacturing is not doing so well, not as many people will go to school for welding, therefore all of the welding jobs would in turn have less appliers to the positions. I went to school for welding, and now 1 year later I am working for a company that makes freight locomotives making 70,000 and this is just my first year! Also, there are higher paying welding jobs out there, no doubt about it. Higher paid welding jobs; root pass welder for pressure vessels, high pressure pipe welders, underwater welders, etc. This is just some of the cool things that you can get into when in the welding industries. Welding supervisors, inspectors, engineers are all branches of welding that are not a very common occupation, and not in a bad sense. I went to school for welding engineering and graduated with three other people in my class. It wasn’t hard to find a job, and even since I have had the job, I have had over a dozen job offers else where.

If not welding then definitively custodial services.

Does the amount of a repair escrow equal the amount needed to make a house “livable”?

Say a home is advertised with a repair escrow of $3,400. Does that mean $3,400 is the estimate of the repairs needed to make the house livable?
@ Landlord- If I could block you, I would. You seem to “answer” all my questions, but rarely offer any valuable insight. I have painted several houses myself, and let me tell you…$3,400 bucks would be a pretty huge paint job. Maybe you should spend less time on yahoo answers, and more time on your rental “empire”.

The house might be livable as it is.

The money allowed could be for painting, small remodeling job, appliances or whatever the buyer would want to utilize the funds for. This is an enticement on the sellers part to sell the property fast.

The buyer should do diligence and find out the extent of any possible damage as well as the potential cost to repair the damage. While looking at the house there are simple things you might do to find out if a property might have damage that would need to be addressed

Squeaking floors,stairs and doors, check to see if windows open, water pressure by turning on the, water, check the garbage disposal, open anything that would open,inspect any stain on the carpet or floors. Check the toilet for water stains on the floor.

This personal inspection should never replace an inspection done by a professional, but doing these small things would give the untrained person questions to ask.

Real estate agents are not trained inspectors and most of the time are offering opinions as oppose to definitive answers.
